We are extremely proud to have delivered this complex, multi-phased 18-month scheme for Boots UK. The project involved downsizing the Leeds Trinity Centre store from a two-storey format to a single-storey operation – decommissioning the first floor and structurally separating the two levels, all while the store remained fully trading.
Key segregation works included the removal of existing escalators, lifts, and risers, followed by structural infills to achieve complete separation between the ground and first floors. This enabled the vacated upper level to be successfully handed back to the landlord. All mechanical, electrical, fire, and security systems were decommissioned, redesigned, adapted, and reinstated to ensure full compliance with all relevant BS guidelines as well as client, Building Control and centre management requirements.
Unexpected asbestos was uncovered during these works, which was subsequently was removed under licence, with careful planning to minimise disruption to the existing programme.
New construction works encompassed fire-protected service routes from the ground floor to the roof across two intermediate levels, the installation of two new goods lifts with checkerplate protection, and associated M&E infrastructure. Midway through the project, the client opted to fully upgrade the electrical and mechanical systems, significantly expanding both the scope and programme—from the original 11 months to 18 months. This enhancement allowed for the installation of high-specification, remotely monitored and controlled energy-efficient systems, including LED lighting throughout, upgraded refrigeration for food and drink, air conditioning, ventilation, and a fully integrated BMS and Dali control system. New split load and metered distribution and panel boards were installed, along with an intelligent smoke extract system supported by UPS backup. All new life safety systems were installed – incorporating an automatic fire detection system, including VESDA (very early smoke detection apparatus) as essential void protection.
Sales area works included new fire doors, ceilings, wall treatments, wall fittings, fragrance cabinets, gondolas, pharmacy units, and beauty houses. Existing shopfittings were reconfigured and adapted to suit the revised layout.
Technology upgrades were extensive, featuring new media screens at the shopfront, entrance, and within the beauty hall, alongside new security cameras and a high-performance EAS tagging system. Illuminated fret-cut signage, redecoration, vertical air curtains, and a deep clean of the existing terrazzo floor completed the front-of-house transformation.
The back-of-house area also benefited from an expanded scope of works, including full redecoration and upgrades to all toilet facilities, corridors, and the staff canteen, with the addition of a new kitchen and a dedicated Click & Collect storage room.
Externally, the shopfront received a fresh corporate signage package at both the high street and shopping centre entrances. Located adjacent to the recently opened Boots Opticians (also delivered by WGS earlier this year), the rejuvenated store proudly stands out in this vibrant city centre. We are delighted to have delivered such a challenging and technically demanding scheme.
With the client and all stakeholders extremely pleased with the final outcome, we extend our best wishes to the store manager and his team in their newly enhanced environment.
